What This Program Offers
Statewide 2nd mortgage for Utah buyers with disabilities (or whose household includes someone with a disability per ADA 1990 / Fair Housing Amendment Act 1988).
- Up to $70,000 at 1% fixed for 30 years, no prepayment penalty.
- Pairs with a primary mortgage to lower the overall monthly payment.
- Existing single-family homes only.
- Funded by the Olene Walker Housing Loan Fund through the State of Utah.
- Currently out of funds — NNHC approved for additional funding; expected August–September 2026.

Obtain pre-approval for a primary mortgage (FICO 640+, DTI ≤ 45%).

Identify an existing single-family home in Utah; contribute at least $500 of your own funds.

Close primary mortgage with HomeChoice as a 2nd lien at closing.
