Program Summary
Statewide affordability 2nd mortgage for Utah buyers with disabilities (or with a household member with a disability per ADA 1990 / Fair Housing Amendment Act 1988). Up to $70,000 at 1% fixed for 30 years. No prepayment penalty. Pairs with a primary mortgage to lower the overall monthly payment. Existing single-family homes only. Funded by the Olene Walker Housing Loan Fund through the State of Utah.

- 3Verify household income meets current HUD income limits for your county.
- 4Obtain pre-approval for a primary mortgage (FICO 640+, DTI ≤ 45%).

- 6Identify an existing single-family home in Utah; contribute at least $500 of your own funds.
- 7Close primary mortgage with HomeChoice as a 2nd lien at closing.
