Utah Housing Corporation FAQ

Common questions about UHC down payment assistance

What is Utah Housing Corporation down payment assistance?

Utah Housing Corporation (UHC) offers statewide first mortgages and down payment assistance for Utah homebuyers. The most common DPA is a second mortgage up to $27,500 (traditional with monthly payments, or deferred with no monthly payment) that must pair with a UHC first mortgage such as FirstHome, FHA/VA, or HFA Advantage.

How much can I get from Utah Housing Corporation in 2026?

UHC DPA second mortgages go up to $27,500. Special options include the Utah Veteran Grant ($2,500 true grant), First-Time Homebuyer Assistance for new construction (up to $20,000), and Law Enforcement assistance when funding is available. Many buyers also stack local city/county DPA on top of UHC.

Do I have to be a first-time home buyer for UHC programs?

Not always. FirstHome is for first-time buyers. UHC FHA/VA Mortgage and Freddie Mac HFA Advantage are open to first-time and repeat buyers who meet income and credit requirements. DPA second mortgages can pair with those first mortgages when you qualify.

Can I stack Utah Housing Corporation DPA with local programs?

Yes, when the local program agrees to third lien position (1st mortgage, UHC 2nd, local DPA 3rd). Own in Ogden and Davis County Homeownership have confirmed this works. Always verify stacking with your participating lender and the local program before closing.

What are Utah Housing Corporation income limits?

Limits vary by product. FirstHome uses county income and purchase-price limits. Many UHC first mortgages and DPA options allow qualifying income up to about $162,500. Check our income limits page and take the free quiz for county-specific guidance.

How do I apply for Utah Housing Corporation programs?

You apply through a UHC participating lender (not directly to UHC for most products). Get pre-approved, choose a UHC first mortgage, add DPA or grants if eligible, and your lender submits through UHC systems. Start with our free eligibility quiz to see which UHC options fit.
