What This Program Offers

2026-2027 CDCU Down Payment Assistance Loan for Salt Lake City municipal boundaries only.

  • Silent second mortgage up to 20% of purchase price (max $120,000) for down payment and/or closing costs — award based on funds needed to close.
  • 5% fixed interest accrues annually over 30 years with NO monthly payments; balance due at end of term, sale, refi, transfer, or if property ceases to be primary residence.
  • NOT forgivable.
  • 80% AMI income limit.
  • First-time homebuyers only (HUD definition).
  • FICO 640+ (lender requirement).
  • Stacks behind 1st mortgage and Utah Housing 2nd — CDCU takes 3rd lien (cannot be lower than 3rd position).
  • 2% origination fee may be financed.

How to Apply

    āœ… 2026-2027 program open — first come, first qualified until funds are depleted.

    Verify property is within Salt Lake City municipal boundaries (not county-wide).

  3. 3

    Confirm first-time homebuyer status and household income ≤80% AMI.

  4. 4

    Get pre-approved with a lender (FHA, Conventional, USDA, or VA fixed-rate).

  5. 5

    Execute a purchase contract (REPC) — submit a fully complete application with all checklist documents.

  6. 6

    Complete HUD-approved homebuyer education course.

  7. 7

    After approval, complete mandatory 1-on-1 CDCU pre-purchase counseling before closing.

    CDCU orders visual assessment; allow 25-30 business days total (no rushes).

    Funds wired to title at closing.

  • Completed CDCU DPA application (all sections) + application checklist items
  • Government photo ID for all applicants and income-earning household members 18+
  • Pay stubs (most recent 2 consecutive months), W-2s, and signed federal tax return
  • Bank/investment statements (most recent 2 months)
  • Signed REPC with all addendums
  • Credit report, Loan Estimate (LE), loan application (1003), and transmittal summary (1008)
  • Verification of employment and lender income calculation
  • HUD-approved homebuyer education certificate (before closing)
  • CDCU pre-purchase counseling certificate (after approval, before closing)
  • Proof of $1,000 minimum personal liquid funds (gift funds do not count)
  • Proof of 1 month cash reserve after closing
